The Flush Track System’s visual appeal starts at ground level and extends all the way around the opening. With the track sitting level with your finished floor, there’s no raised threshold to interrupt the eye — just a continuous plane of glass opening onto the outside.

  • Our bottom frame is designed to be fully lowered for a flush track finish. (Top of base is 85mm below FFL for Flush Track and 115mm for Concealed Track).
  • Option for a visible cill if flush track finish not required.

How wide is the visible track with the Flush Track System?

A single track measures 77mm wide. A double track configuration is 155mm, and a triple configuration is 232mm. The track sits flush with your finished floor surface, so while it is visible, it integrates cleanly into the floor plane rather than projecting above it.

Are the doors custom made for my aperture?

Yes everything is made to measure. There are no ‘stock sizes’ with our doors. We always survey before manufacture to ensure no mistakes are made and flush floor levels are achieved.

Is there a handle on the door?

No — and that’s the point. Our integrated handle design means there’s no projecting hardware to break the visual plane of the door. Combined with the electric locking system housed in the head frame, the result is a completely uninterrupted 20mm frame all the way around the glazing.

How does the lock work and is it compliant with PAS24 and/or Document Q?

The lock is a stainless steel solenoid bolt operated by a Niko Home Control switch. Technical details of the lock and wiring instruction are available on request. They are very simple to wire in (much like a light switch) and can be easily integrated into a smart home system.

The lock ‘fails secure’ in the case of a power cut and it has a manual override pull cord in the case of a fire.

The robustness and strength of the locking system is how the doors, as standard, were able to achieve PAS24:2016.

This locking mechanism is also key for us achieving the 20mm sightline all around and is how it has no visible handle.

Document Q is part of building regulations and specifies that certain items within new builds must have laminated glass for additional security. We can supply our doors with laminated glass as required.

Can I have trickle vents in the doors?

No, like most slimline systems, our system is not available with trickle vents.

There are of course alternative means of ventilating the space, which include:

  • An electrical system like VENTI – this is in our opinion the best solution, please ask us for more details
  • Another trickle vented window or opening skylight/Velux
  • Air bricks
  • Air source heat pump or MVHR system

Our doors also allow you to lock the door in a semi-open position of 100mm, giving some ventilation into the room without compromising on security.
