Getting a flush track installation right requires precision at every stage — from the structural opening to the finished floor level. The opening must be completely finished before we measure, and the base needs to be set at exactly 85mm below finished floor level to achieve a true flush finish. There is no margin for guesswork.

What are the key measurements for the Flush Track?

The top of the base that the doors sit on needs to be 85mm below finished floor level — measured to the top of the final floor finish, not the screed. The head track is 50mm and should be fully covered by the internal ceiling line; ideally the ceiling line should be at least 65mm below the underside of the structural lintel.

When does the survey take place, and what needs to be ready?

We survey after the structural opening is complete and the finished floor level is established. The aperture needs to be fully finished at the point of survey because our doors are made to precise measurements. We’ll leave electronic wall switches with you at survey for your electrician to wire in before installation.

How long does installation typically take?

As a guide, three to four sets of doors can typically be installed per day by our team. The exact duration will depend on the number of panels, the track configuration, and site access. We’ll give you a clearer timeline once we’ve completed the survey.

Are the doors custom made for my aperture?

Yes everything is made to measure. There are no ‘stock sizes’ with our doors. We always survey before manufacture to ensure no mistakes are made and flush floor levels are achieved.

What warranty comes with the Flush Track System?

The doors come with a 10-year warranty covering everything except the glass, which carries a 5-year warranty. Because we only offer the product on a supply-and-install basis — not supply only — the installation is covered as part of that warranty relationship.
